If you wish McGowan Lettings to deal with the day to day running of your property then we can offer the following:
  • Tenant set up service – no let no fee
  • No obligation market appraisal
An experienced member of our staff will visit the property to evaluate the potential rental income and discuss specific requirements.

VIEWINGS

We will arrange all viewings in and out of office hours and ensure an experiences member of staff is at hand to accompany.

TENANT REFERENCING

Extensive tenant vetting which will include:
  • Full credit history check
  • Employee/employer reference
  • Rent guarantee (optional)
  • Previous residence check

INVENTORY PRERARATION

An experienced member of staff will compile a comprehensive inventory for your property (subject to additional fee). The inventory will list all fixtures and fittings and will form an integral part of the tenancy agreement.

TENANCY AGREEMENT

Following our rigorous vetting process and subject to acceptance, McGowan Lettings will proceed with preparation of tenancy agreements, serving of Housing Act Notices and inventories. McGowan Lettings will countersign the Tenancy Agreements on behalf of the landlord.

RENT COLLECTION

McGowan Lettings will collect the first months rent in advance together with a bond equivalent to one months rent. (bonds will be held in a separate client account for the duration of the tenancy) The rent will then be collected each month and forwarded directly to your bank account.

ADMINISTRATION AND INSPECTION OF REPAIRS

MANAGEMENT OF SERVICES

Arrangement and management of gardening/cleaning/decorating as required during or upon completion of any tenancy.

REGULAR INSPECTIONS

Regular inspections of the property during the tenancy.

NOTICES

McGowan Lettings will inform all relevant utilities of change or occupancy and forward on all metre readings. The local council will also be advised. Telephone companies will be the responsibility of the landlord/tenant.

LET ONLY SERVICE

We’ll market your property, find and reference the tenant, and ensure that the tenancy starts smoothly – then it’s over to you.
The terms and conditions are the same as the full managed service regarding the referencing. marketing, agreements and inventories etc. You look after your own property throughout the tenancy including collecting the rent.
